A deck is the one part of a house that gets no shelter. No roof over it, no siding protecting it, no insulation between it and whatever the sky decides to do. Boards tell you first. Splitting along the grain, cupping so water pools instead of shedding, splintering on the walking surface, and graying where the finish gave up years ago are all visible from the back door. Individually those are cosmetic. Collectively they mean the surface is past due.

Bounce and sponginess are more serious. A deck that flexes underfoot or feels soft in spots is reporting something below the surface — joists that have rotted at the ends, hangers pulling away, or beam support that has settled. That deserves inspection before it deserves new boards on top.

Railings matter most of all. A post that moves when you lean on it, balusters that have worked loose, or a rail cap separating from its supports is a genuine safety issue, particularly on elevated decks and stairs. We check post attachment as a matter of course, because that connection is where failures concentrate.

Watch the fasteners too. Nails backing out and creating raised heads, screws that have snapped or corroded, and joist hangers with missing nails all show up as the deck moves through years of expansion and contraction.

Where the deck meets the house is worth a look as well. Ledger board attachment and flashing at that junction determine whether water is running down the exterior wall behind your siding. It is the least visible part of a deck and one of the most consequential.

Most of our deck work is selective rather than wholesale. Replacing failed boards while leaving sound ones in place, swapping out compromised joists, resecuring or rebuilding railing sections, and rebuilding stair treads and stringers all extend a deck's usable life at a fraction of replacement cost.

Board replacement covers pressure-treated lumber, cedar, and composite decking in kind. Matching weathered material never blends invisibly, and we tell you that going in rather than after the fact. On decks where scattered boards have failed, replacing an entire field sometimes produces a better result than dotting new lumber across an aged surface.



Structural repair includes joist and beam work, post repair or replacement, resetting hardware and fasteners to current standards, and addressing rot at ground contact points. Where footings have shifted, we look at what caused it before rebuilding on top of the same problem.
